Are There Other Commercial Roofing Materials Besides Metal?

Commercial roofing options extend beyond metal. Although metal is a popular option, there is a possibility that another roofing material will be more suited to your needs. Before making your decision, here is what you need to know about the other types of roofing materials available:

Thermoplastic

Thermoplastic is a combination of various polymers. It is available as sheets that are reinforced with polyester and UV absorbers. The material is flexible and resistant to wind and fire. Thermoplastic also helps to lower your energy costs by reflecting the sunlight away from your roof.

There is a drawback to using thermoplastic for your roofing though. The material is not as resistant to leaking as other roofing materials. To decrease the chances of a leak, you will need to regularly inspect your roofing and repair damaged sheets immediately.

Ethylene Propylene Diene Terpolymer

Ethylene propylene diene terpolymer, or EPDM, is a type of roofing that is composed of synthetic rubber. It is highly durable and easy to maintain. It has a longer lifespan than some other forms of roofing and is resistant to most weather conditions. It is also one of the less expensive options, which makes installation and repairs more affordable.

The use of EPDM for the roofing can result in higher energy costs. The black sheets tend to attract sunlight instead of reflecting it. However, you can have a reflective coating applied to the surface to help lower costs. The roofing also lacks the aesthetic appeal of other roofing types.

Modified Bitumen

Modified bitumen roofing is composed of various materials that are installed using hot applications of asphalt or a cold adhesive.  Sometimes, a torch is used to apply the modified bitumen membranes. The application and material make it one of the most durable roofing systems available. It is easy to repair and low-maintenance. The roofing is also flexible, which makes installation easier.

As with the EPDM, the modified bitumen roofing can lead to higher energy bills. There is also the possibility that serious damage could result if the roofing is not applied correctly. It is important to rely on a roofer with proven experience in applying modified bitumen membranes to avoid the damage.

To determine the right commercial roof and to learn more about your available options, talk to a roofing contractor with experience. He or she can recommend the right roofing based on your building, location, climate, and budget.
